For generations the Robinson family have been part of the area around the Eden Valley, working on their farm at Black Leases, having a passion for raising sheep and arable farming over the years.

This is a small new site, ran by Tim and his lovely family and great care and detail has been taken in ensuring the site is appealing and kept beautifully and those of us who have purchased pitches and/or vans are happy. I purchased my van almost 2 years ago and have seen the site developing. It just keeps on getting better!

Perfect site
We found this holiday park through social media when it was in construction. It ticked all the boxes as firstly to its size (17 pitches) and its wonderful location. The Eden Valley is a “hidden gem” which is so close to the Lake District yet not as busy in peak holiday periods.
We had no hesitation after meeting Tim that we had found our first permanent holiday location.The Park is extremely friendly, owners look out for each other whilst respecting your privacy. Black Leases is well located for all routes yet still far enough away to be quiet and peaceful.
A brilliant, small, quiet, and exclusive new site. No hassles and located in very easy reach to the North Pennines, Lake District, Northumberland, Yorkshire Dales and Scottish Borders.
Still pitches left but they will sell soon and when they are gone they will be gone for years as this is going to be the best small community and no-one will want to leave this site.
Hubby and I have just taken the plunge to buy a caravan on this site.
Everything about the experience (so far!?) has been a joy - other than abysmal weather!!

A beautiful, peaceful location and superbly maintained park. We're very glad we discovered Black Leases. We love our van and the fact the park is small, neat and frankly perfect! We are located within the Eden Valley in Cumbria which is approximately 10 minutes East of Penrith.
Prices for our available caravans can be found on the ‘caravans for sale’ page on the website. All of our caravans are sold at the recommended retail price and include the delivery, siting and connection cost.
We have different pitch fees on our park. They are reviewed annually and can be subjected to inflationary rises. Please contact us for more information regarding current site fees.
The park is not residential and customers must provide proof of a primary residence on an annual basis, such as a council tax bill.
The park is open 12 months so customers are free to use the park as much as they like throughout the year.
We don’t allow subletting as this is a very quiet and peaceful park which we want to maintain for our clients. Friends and family are free to use the park as much as they like.
Our park is very quiet and peaceful with fantastic views across the Eden Valley. Our pitches cater for caravans and lodges as large as 42ft with plenty of space for parking and include piped gas and Wi-Fi. We have great access to the park from the A66 and only 10 minutes from the M6. We provide great access to the Lake District, North Yorkshire Dales and the North Pennines all of which can be seen from the park.
Everything is included within the pitch fees apart from the gas and electricity. These are individually metered on each pitch and readings are taken and invoiced every 6 months. There are no standing charges for the gas or electricity so you only pay for what is used.
We allow pets providing they are under control and not causing a problem for other people on the park.
We only allow new caravans on the park unless we have a used van for sale sited on the park.
Typically we offer a 15 year agreement with the option to extend providing the van and decking has been maintained to a good standard.
